Barbican Renewal Programme - Glass Systems and Envelope
This is a bespoke glazed envelope design-and-build package, not new-build construction, on a part Grade II listed and Heritage sensitive building – The Barbican Arts Centre. The works comprise new glazed envelope and façade systems to the Conservatory and Stair 8, following directly behind the demolition (by others), which removes the existing glazing first. The package includes primary steel structure to the Conservatory and Terrace, and the façade access/maintenance walkway and associated gutters and louvres. The scope of works includes:
- Conservatory roof and vertical glazing: louvres, vents, perimeter benches, insulation, aluminium panelling, doors and associated gutters, including the Arid House.
- Steel structure relating to Conservatory glazing: primary steel structure supporting the Conservatory roof and vertical glazing systems, carried within this package's own Contractor Design Portion.
- Conservatory Lantern: re-glazed roof lantern.
- Conservatory Rooflights: Level 02 office rooflights and associated overhead glazing.
- Garden Room glazing, doors and associated gutters: refurbished steel framing to Lakeside Terrace with new acoustic double glazing/doorsets, overhead and Conservatory-facing glazing, and plant-room gutter louvre/infill system.
- Conservatory Terrace Glazing and Steel: new Level 04 enclosure — bespoke steel T-profile vertical glazing, matching overhead glazing, and the Terrace's primary steel structure and roof steelwork.
- Sculpture Court Rooflights: new rooflights, scope to be developed with the Architect and Façade Engineer.
- Stair 8 glazing and associated structure, louvres and gutters: crown/roof glazing on new external primary steel RHS mullions, planters glazing renewal, automated opening windows, exoskeleton mullion replacement (this package's own CDP), and crown mechanical louvres.
- Visual and performance mock-ups: façade and propagation bench, Conservatory Terrace and Flytower infill glazing visual mock-ups, plus off-site performance mock-ups covering roof and façade weather-resistance to CWCT Sequence A methodology.
- Facade access and associated maintenance walkway: including the Conservatory Terrace mesh walkway and fascia panel.

This trade contract package comprises the Mechanical, Electrical and Public Health (MEP) strip-out and renewal works forming part of the Barbican Renewal Programme (BRP), a major infrastructure renewal of the existing, occupied Barbican Centre on behalf of the City of London Corporation (Contracting Authority, operating the Barbican Arts Centre as Employer). The works are to be let under a JCT CM/TC 2024 Trade Contract, delivered under a Construction Management approach, with Blue Sky Building appointed as Construction Manager and Gardiner & Theobald LLP as Lead Consultant.
This is a strip-out and renewal package, not new-build construction. The works comprise the removal of existing, life-expired MEP infrastructure and the installation of new plant, distribution and containment across multiple basement plant levels and public floors of a large, live, publicly operated arts venue comprising a concert hall, cinemas, art galleries, conservatory, library, function rooms and car parks. The Trade Contractor will be required to work around continued public operation of the Centre, including phased access, a full 12-month closure period from end June 2028, isolation and shutdown of live building services, and interfacing with retained plant and systems, across every work area described below
The MEP package is a single trade contract comprising the following designated work area sections:

The Barbican Centre is classed as a Higher-Risk Building (HRB) under the Building Safety Act 2022 and falls within the remit of the Building Safety Regulator (BSR); the Trade Contractor is to allow for the relevant Gateway compliance obligations throughout delivery.

Barbican Renewal Programme - Demolition and Structures
Refurbishment and alteration to an existing, occupied Grade II listed Brutalist concrete building (1965–1982) — not new-build; minimal structural intervention philosophy, using existing capacity and justifying retained elements without strengthening wherever possible.
The project comprises demolition, enabling, temporary works and primary structural design and construction across the Renewal Phase 1 work areas, together with a sitewide Contractor Design Portion (CDP) framework covering secondary/tertiary steelwork, non-loadbearing masonry, builders work openings, steel reuse and other structure-adjacent design responsibilities. This package also carries a defined allocation of architectural fabric-removal (“Advanced Works”) scope and a smaller number of new internal partition and screed items prepared by the Architect, allocated to this package because they precede, depend upon, or are structurally coincident with the demolition and structural strip-out sequence.

The City of London Corporation is undertaking Preliminary Market Engagement in relation to the proposed construction of a new Police Training Facility (PTF) at Hindmans Way, Dagenham Docks, London.
The proposals comprise a two-storey tactical firearms training facility of approximately 4,016m² GIA, including a 50m range with 12 aisles, stores, plant rooms, loading area and associated ancillary hub building.
The hub building will support the range and include locker/shower rooms, breakout space, meeting rooms, classrooms and offices. There is no armoury or secure ammunition store proposed.
The project also includes a separate two-storey skills training house for non-live fire training, an external training roadway including a roundabout, associated parking including EV spaces, and a proposed substation.
The facility is intended to provide firearms training for both the City of London Police and Essex Police.

Golden Lane Estate Major Works Renewal - Crescent House Main Contractor
The City of London Corporation seeks to appoint a Main Contractor to deliver refurbishment, building safety, compliance and energy efficiency improvements at Crescent House, a Grade II* listed occupied residential Higher-Risk Building. Works include window upgrades, M&E replacement, fire safety improvements, roof and facade repairs, drainage and communal area upgrades. The contract will be delivered through a Pre-Construction Services phase, Enabling Works phase and Main Works phase. The building will remain occupied throughout, requiring phased delivery, resident decants, stakeholder engagement and support for Building Safety Regulator approvals.
