Reactive, low-value (up to £10,000 per order) general building fabric repairs across the Council's commercial and operational estate: minor building repairs, making good, joinery, masonry, plastering and associated trades.

Reactive repair and replacement of general joinery, internal doors, ironmongery, partitions, ceilings, floor and wall finishes.

Manufacture, supply and fitting of bespoke joinery items, including purpose-made doors, frames, windows, counters and fittings, to match existing where required.

Reactive plastering, patch repairs, external render repairs, dry lining and partition repairs.

Reactive repairs to flat and pitched roofs, including coverings, flashings, rainwater goods, roof lights and weatherproofing.

Reactive repair and replacement of external and internal windows, doors, glazing, locks, door closers and access hardware.

Reactive repair and maintenance of roller shutters, sectional and industrial doors, powered gates, rising barriers and bollards.

Reactive groundworks, excavation, external paving and surfacing repairs, hard landscaping, and below-ground drainage repairs and clearance.

Reactive internal and external decoration, making good and protective coatings.

Reactive repair and maintenance of plumbing, hot and cold water, gas installations, boilers and commercial heating systems. Gas Safe registration required.

Reactive repair and maintenance of electrical installations, lighting, small power, distribution boards and external lighting.

Reactive repair and maintenance of heating, ventilation, air-conditioning and extract systems, including F-Gas refrigerant work.

Reactive specialist mechanical and electrical repairs to plant and systems outside the scope of Ranked Lots 1 to 3.

Reactive repair and maintenance of solar PV arrays, inverters and associated electrical equipment. MCS certification required

Reactive repair and maintenance of fire detection and alarm systems, emergency lighting, sprinklers and suppression systems.

Reactive repair and maintenance of intruder alarms, access control, CCTV and associated security systems.

Reactive repair, maintenance and reprogramming of building management and controls systems.

Reactive repair and maintenance of passenger and goods lifts, platform lifts, escalators and access equipment, compliant with LOLER.

Reactive asbestos removal, encapsulation and associated management works. HSE asbestos licence required for licensable work

Reactive repair and maintenance of swimming pool plant, filtration, dosing and water treatment, and leisure facility equipment.

Reactive specialist cleaning, including graffiti removal, pressure washing, fouling, biohazard and sharps clearance.

Reactive pest control, treatment and proofing at Council buildings.

Reactive damp survey and diagnosis, damp-proof courses, tanking and structural waterproofing.
