Oakham Town Council invites tenders from suitably qualified and experienced contractors for the phased refurbishment of Victoria Hall, Oakham, a Grade II listed community building located in the heart of Rutland. Scope of Works This phase of the project will involve the preparation of a detailed scope of the major elements of the refurbishment, including: Roof repairs and associated structural works Floor investigation and damp remediation Toilet renovation and accessibility improvements Window repair or replacement (in accordance with heritage requirements) Guttering and rainwater goods repair/replacement Internal upgrades and cosmetic improvements Electrical Investigation The successful contractor will be required to: Provide a comprehensive breakdown of works, including methodology, materials, and compliance with conservation requirements. Prepare a detailed fixed-cost schedule for each element of the works. Include proposed timescales and phasing to minimise disruption to community activities. Identify any additional works or risks arising from the initial survey. Additional Information An initial building survey has been completed and will be provided to the successful tenderer. The purpose of this phase is to undertake a full and detailed fixed-cost exercise to assess the project's viability and inform subsequent funding and delivery stages. Contractors must demonstrate experience working on heritage or listed buildings, with appropriate accreditations and references. We would prefer to utilise local contractors.
