The London Borough of Hackney Estate Regeneration team manages the Council-led direct delivery of nearly 3,000 new Council homes at 18 sites across the borough, replacing properties that are uneconomical to repair. These works do not form part of this contract. The regeneration programme includes 1,300 dwellings within the Woodberry Down and Colville estates. These dwellings are typically within post war traditional brickwork constructed low rise blocks of four to six storey height. There are also a few high rise blocks. Colville Estate has a phased demolition programme over the next 5 years and Woodberry Down Estate has a demolition programme over the next 10 years. As existing tenants are relocated from these two estates and if economically viable those dwellings are made available in the short term (until planned demolition begins) to alleviate homelessness within the borough. Currently around 130 dwellings are refurbished to the council lettable standard each year under this scheme. This includes some " Relet voids" being previously refurbished temporary let properties which as they become vacant are refurbished and relet again. This contract is for the refurbishment of these void properties. The void refurbishment works will encompass all general building trades, damp / condensation works, upvc window repair / replacement, electrical works, including void property rewire. Scaffolding will be required as incidental in connection with general building repairs. Gas works, asbestos survey and removal works if required will be carried out by others. Contractors may at times need to work alongside these specialists. Works will be principally within unoccupied dwellings though some external work may at times be required including garden clearances. In addition it may at times be necessary to undertake works in occupied dwellings after voids have been let.
