Specialist expertise and services of an independent firm of building surveyors to act on its behalf in a project monitoring role. The role is required to safeguard PCC's interest in respect of the development and ensure no residual liability falls upon PCC as landlord.\r \r Specifically this project monitoring role is to:\r - Review and approve monthly drawdown applications;\r - Review and confirm that all necessary documentation has been provided by the developer;\r - Review and approve requests for practical completion of parts and all of the development; and\r - Review and approve the release of any retention payments.\r \r This will necessitate attending monthly meetings and inspections to consider the certified developer's drawdown requests and providing input into the practical completion process, retentions, snagging, etc. Monthly drawdown reports will be required to certify amounts.
