WDH is designing and developing a 3-storey apartment scheme of around 23 new affordable homes for rent on the site currently occupied by Warren House, a residential building on land owned by WDH and is currently accessed from Broad Lane, Pontefract. The development will be a mix of one and two-bedroom apartments with a roof garden, lift, new access road from Horsefair and associated parking and landscaping. The site forms part of the wider Horsefair estate, and the regeneration of this area sits within the Council's Masterplan for Pontefract and should be developed in accordance with the requirements set out in this document. The residents of Warren House have been given Priority A for rehousing and this process is underway. The decommissioning and demolition of Warren House is being undertaken in-house by WDH and sits outside this development brief. Demolition is expected by March 2024. The project will be delivered under a JCT Design and Build Contract utilising WDH's standard amendments. It is anticipated that the scheme will start on site by September 2024 and complete by March 2026 (subject to planning approval). The role of BWA is as Employer's Agent and is set out in the schedule of services
