The procurement is to identify a maximum of three (3) contractors to provide the works within its residential and communal properties across its property portfolio within the following UK geographies: Lot 1 - Single contractor supporting the Midlands Region Lot 2 - Single contractor supporting the East Region Lot 3 - Single Contractor supporting the South Region On occasions the Contractors may be required to provide Works of the type covered by this procurement across multiple geographical operating regions in the event of peaks in demand or unforeseen circumstances. Orbit is seeking to source a suitable single provider/broker to cover and manage Orbit's Insurance requirements. The provider should be able to cover at a minimum the insurance services marked with a * below and ideally, all lines of insurance. However, where this is not possible, options will be reviewed. Tender submissions will be sought from service providers for Insurance Policies for Orbit to commence on 1st April 2026. Orbit requires the contract to be provided on a 3 + 2 + 2 year long term agreement with provision of a claim's performance bonus or risk management fund for Orbit. The policy will then renew annually from 1st April every subsequent year of cover. All full premiums are required to be quoted on an annual basis, confirm where rates are guaranteed and for how long, be net of commission and all discounts, IPT and VAT where applicable must be shown separately but also included. Orbit is seeking to procure solutions for its Repairs, Maintenance and Empty Homes requirements (the Works), to its housing stock in the Midlands, South and East of England. Orbit intend to award 2 contracts per region, with responsibilities divided between the contractors as follows: • Minor Repairs & Empty Homes, or "Workstream1" • Major Repairs & Overflow, or "Workstream 2" The contracts will be for an initial term of of five (5) years with option to extend for a period of two (2) periods of one (1) year, giving a total of seven (7) years. The estimated contract value for all Lots across both Workstreams for the maximum seven (7) years is £228.9million. Orbit Group (“Orbit”) is seeking to appoint experienced and highly competent Service Providers onto a Dynamic Purchasing System (“DPS”) for lift replacement, upgrade and installation works in the Midlands and East and South regions. The scope will cover passenger lifts, and stairlifts, platform lifts, through floor lifts, hoists and slings. This DPS may then be used to conduct mini competitions for future requirements. Service Providers should be aware that being permitted onto this DPS is not a guarantee of any work. Orbit has a schedule of lift replacement works to be carried out in a minimum of 198 of its properties in the Midlands and East and South regions between 2024 – 2028. This is a key part of our annual property improvement programme and is critical in identifying poor performing/old infrastructures that are due to be upgraded. The projected value of these works is £4.77 million (exc. VAT). The maximum capped value of this DPS is £7 million (exc. VAT). The DPS term is 4 years and 2 months. As this is a DPS, suppliers can apply to onboard at any time. Orbit will procure lift replacement works as required and may choose to procure as individual projects or in projects containing multiple sites. A Dynamic Purchasing System (DPS) is a specific type of procurement agreement outlined in the Public Contracts Regulations 2015 (PCR 2015). This is a set of legal requirements which governs how we can buy goods and services and works from suppliers to ensure fairness and value for money. It offers a flexible and efficient way for Public Sector bodies to access pre-qualified suppliers for commonly used goods, services, or works. A DPS effectively puts Contractors on an approved supplier list for the types of work they can do in the area that they can do it. A DPS is a flexible way for organisations who are covered by the Regulations to select from a list of approved suppliers for specific services that they buy regularly. By having a DPS, Orbit can streamline the procurement process for all requirements that would fall under the named Lots within the DPS so that, once suppliers are qualified, they do not have to demonstrate their suitability and capability every time they wish to compete for a contract. This makes the award of individual contracts faster than it would otherwise be without the DPS.
