North Star is looking for a principal contractor to manage and oversee contracts for Responsive Repairs and Void Maintenance. Background - North Star is not a direct labour organisation and as such all works are completed by third party contractors. Our current responsive maintenance contract is operated in a traditional way but North Star are looking to redefine our approach to repairs and are looking for innovative ideas to improve our service offering. Specification Documents have been provided to act as a basic guide to the basis of the works required but there are some areas that are open for negotiation. For clarity we are looking to award to one sole contractor to operate both of these contracts and are not looking to split them into separate lots. Replacement Kitchen & Bathroom Programme - We also have the opportunity to include our replacement programmes for Kitchens and Bathrooms. This will be discussed with shortlisted bidders during this process but it will not be mandatory to bid for these works. It is estimated that the contract value is likely to be around £2.3m per annum with an overall contract value of approx. £23m over the full term of this contract including any extensions. North Star are currently in the process of carrying out full fire door assessments across all of our eligible properties. These surveys are well underway, and we are now able to start the remedial / replacement works needed to bring them up to standard. This is a new opportunity from North Star so for the right partner it would also be an opportunity to work with us to develop our long-term replacement strategy for all Fire Door Replacements. The first batch of surveys have now been completed, a sample of these have been provided as part of this tender pack, please see Appendix J-1 to Appendix J-12. We are looking for partners who have expertise in this area with fitters who are competent and have undergone the correct installation training. All works need to be completed to a high standard and doors fully certified upon completion to BS 476-22:1987 or BN EN 1634-1:2014. It is estimated that the contract value is likely to be around £300,000 over the next six months with an overall contract value of approx. £600,000 over the full term of this contract including any extensions. North Star is looking to procure a supplier of Access Control and Warden Call Systems. It is estimated that the contract value is likely to be around £50,000 per annum with an overall contract value of approx. £250,000 over the full term of this contract including any extensions. Expectations is that North Star will look to upgrade/renew one site per annum but as this contract has never previously been tendered this may be reviewed following this tender exercise.
