Ethical and environmental criteria is very important including the energy efficiency and technological development of the vending machines. Located on Lancaster University's Bailrigg Campus, The Ruskin is an award-winning building that houses the Whitehouse Collection of material relating to the artist, critic and environmentalist John Ruskin and his circle. The building comprises a secure archive (a building within a building) that runs from basement to first floor, together with a workshop, kitchen, and toilets in the basement; office, shop and meeting room on ground floor, and exhibition galleries and reading room on the first floor. The Ruskin now requires a programme of works to refurbish and alter the building layout, including the replacement of plant and machinery that is reaching the end of its service life, and installation of high-quality finishes and fittings of the quality of the originals. Refurbishment of The Ruskin Building must meet statutory requirements and the standards and guidelines defined by the National Heritage Memorial Fund, Arts Council England and other funding bodies, to ensure the safety of The Ruskin Whitehouse Collection and to achieve University Museum Accreditation (UMA). The scope of work envisaged includes alterations and upgrades to the building façade (to increase performance and physical security of roof, walls, windows and doors), environmental systems to control the temperature and humidity (including a passive archive and enclosure of the galleries) fire & security alarms and to improve Public Access in the building (new passenger lift and toilet facilities).

The purpose of this tender is to find a contractor to deliver the refurbishment of existing Lancaster University Management School buildings which are situated on the Lancaster University campus. A first phase of the Management School redevelopment (LUMS01) has been successfully delivered to provide the new built West Pavilion. The scope of this document is the second phase of the development (LUMS02), which consists of the refurbishment of the existing buildings as set out in the diagram below, whilst the West Pavilion, Lancaster Leadership Centre and Lecture Theatres 5 to 8 will remain operational for the full duration of the works. This project was developed to RIBA Stage 4 and tendered previously which concluded with a selection of a preferred contractor being identified. The project was then postponed due to the Covid Pandemic. The brief has also since been changed. In recognition of this fact, and the time that has passed since the original award, we are now re-tendering. Contractor input on phasing and buildability will be sought and will be critical to the success of the project. A major consideration will be minimising disturbance to the regular business of the University. This is a single stage open tender.

One supplier shall be appointed to the University Framework, which shall run for up to 5 years, subject to satisfactory performance and annual review. Works will involve indoor flooring of all types within the University (including timber and engineered wood, and some tiling work), and will range from a single room to several residential blocks. Most internal flooring works are expected to be within our current building portfolio, and shall be a mixture of refurbishment and reactive maintenance repairs. You may on occasion be required to install flooring into new buildings, however in most instances you will be expected to carry out the work in occupied and furnished buildings. This will include the removal of furniture, the uplift and disposal of existing flooring finishes, and the adequate preparation of substrate, including use of correct products i.e. screed, adhesives etc, to lay new flooring. You will also be expected to provide advice and guidance on flooring products suitable for different areas, some specialised - such as laboratories. This contract is required to undertake numerous projects over Summer and Easter holiday periods, as well as also providing responsive reactive repairs service throughout. The contractor will be required to demonstrate how their resources will be deployed and available as required under this contract. All aspects are to be carried out to the highest standards of workmanship with no defects. The successful supplier must be able to problem solve and assist with asbestos rectification work.

The platform will measure plant water use efficiency using mass balance, integrated with control of fertigation regimes and measurement of microclimate. It will be one component of a Centre for Photosynthetic Diversity, jointly supported by the University and the Wolfson Foundation. The Centre is scheduled for scheduled for delivery by July 31st 2024, and may become part of a future UK phenotyping infrastructure. The framework will predominantly involve working with our existing buildings and may be of a multi-disciplinary nature, whereby the contractors on the framework will be expected to, and capable of, managing their own sub-contractors on a project-by-project basis (no more than 50% of the work is to be sub-contracted). The majority of Lancaster Unviersity's buildings are on the main campus, with a number of satellite buildings within a two-mile radius of Bailrigg. The projects are likely to be varied in nature but will fundamentally involve work on our existing buildings, either internally or externally. Typically, this framework is likely to be used for office fit-outs, remodelling and refurbishment, accessibility and safety alterations and improvements, and fire safety improvement works. One of these rooms must be able to house specialist phenotyping equipment supplied by others. Phenotyping equipment will be tendered separately and will consist of a gantry-based imaging system and floor mounted lysimeters. To ensure compatibility, the Plant Growth Room supplier will be expected to interact with the gantry design process. The chambers will be used for a variety of plant species and must allow flexibility in delivery and control of light, temperature, and relative humidity. The ability to log and interrogate/download controller data should be available. The budget for this project is £557,000 gross.
