Irwell Valley Homes (IVH) is seeking to establish an open framework for the provision of repairs and maintenance services in property owned, controlled or occupied by IVH. IVH provides a wide range of inhouse maintenance and repair services but also requires a reliable supplier network to support the IVH repairs team.
The Framework will have one (1) Lot, with options to add further Lots in the future.
Lot 1 - Responsive Repairs and Void Works
Responsive Repairs - Day to Day Responsive Repairs including Emergency Work arising during the normal working hours of the day
Void Works - Any repairs, renewals, reinstatement, replacement, internal redecoration, upgrading, cleaning and clearing out ordered in accordance with the provisions of the Contract arising as a result of a change of tenancy. IVH will carry out "Void Property Inspections". This means inspection of the Void Property to establish what Works are required. Once scoped and priced the Work would then be passed to the Supplier to complete with a target completion date.
The framework will appoint three contractors to deliver services over a two (2) year term, with an optional one (1) year extension, with options to re-open annually. Any decision regarding the re-opening of the framework remains entirely at the discretion of IVH and will be exercised in accordance with its strategic and operational requirements which may change during the initial set term of the framework.

This procurement seeks to establish a contract for the Roofing installation and associated works to various properties that are predominately occupied and situated across the Greater Manchester region.
The Contractor will be appointed to deliver the works under the JCT Measured Term (2024) Contract.
It is estimated that there will be circa 80 - 140 properties per year that will be on the planned roofing programme. From time to time, some sites may be added to the project whilst some may be taken away. The financial value and scope of the contract may therefore change to reflect the IVH ongoing review of its building’s portfolio during the period of the contract.
The contract award period will be for 1 year with the option to extend for a further 1 year.

Irwell Valley Homes is seeking to appoint a contractor to deliver Gas Servicing and Repair services across all its communal gas heating and hot water systems, with an estimated annual value of between £26K and £30K. The contract will be let for an initial 2-year term, with the option to extend by a further 1-year.
The scope of services will include statutory gas safety inspections, responsive repairs, and planned maintenance works, ensuring compliance with all relevant regulations and maintaining the safety and functionality of Irwell Valley Homes gas installations and Plant rooms.
Irwell Valley Homes has approximately 27 residential schemes and commercial properties which will fall under this contract.
The core scope of works, which the successful supplier will be required to deliver are -
• Commercial and Communal Landlord annual gas safety check;
• Commercial gas boiler and heating repairs; and
• Commercial and Communal gas boiler servicing
• Supplementary repairs to other water systems, valves, pumps, etc
• PPM checks on HIU and associated equipment.
• Testing of smoke detectors
• Electrical Testing in Plant Rooms
• Annual servicing and maintenance mains unvented hot water cylinders
• Out of hours cover
The supplier will be required to resource an out of hours service which is available 365 days a year.
Ancillary Scope of Works:
The ancillary scope of works, which the successful supplier may be required to deliver,
• Commercial gas boiler installations including heating systems, controls and all pipework.
• Servicing and maintenance to air source heat pumps

Housing management system based upon proactive daily contact
Irwell Valley Homes intends to enter into contract, eight working days following transmission of this notice with Alertacall Ltd for the provision of Housing Proactive a housing management system based around proactive daily contact with tenants which will be used to assist with the management of dwellings in which there are tenants with higher housing management needs being the only such system approved as UK Housing Benefit eligible and being the only such system with its particularly feature-set and in accordance with our interpretation of Schedule 5, Paragraph 1 / 2 Procurement Act 2023. The contract period will be 156 weeks with unilateral right to extend for one further period not exceeding 52 weeks.
