The following services are to be provided to relevant properties owned and/or managed by West Kent Housing Association:
Grease Extract Ventilation Cleaning: The cleaning programme comprises all grease extract ventilation canopies to be cleaned internally and externally, to include all filters, external
surfaces of light diffusers and internal surfaces of filter housing area as accessible to arms reach from filter housing. The interior surfaces of the grease extract ducting will be cleaned of all dirt, dust and grease deposits from existing access panels and filter entry points, as accessible. All fan blades, housings and the remaining ducting to air will be thoroughly cleaned of all dirt, dust and grease deposits. This shall include any grilles or guards at the point of emission and any incidental fouling of adjacent roof, where access is provided. Systems are to be cleaned to BESA TR19 Grease and NAADUK NAAD21 industry guidelines.
Laundry Extract Ventilation Cleaning: The cleaning programme comprises all accessible ductwork that emanates from industrial dryers, from the connection to the dryer through to the exhaust points. Any sections of ductwork that are inaccessible for cleaning are to be noted on the post service report with suitable remedial actions, such as exchanging sections of flexible ductwork, detailed. All fan blades, housings and the remaining ducting to air will be thoroughly cleaned of all dirt and dust grease deposits. This shall include any grilles or guards at the point of emission..
Systems are to be cleaned to BESA TR19 Air and NAADUK NAAD21 industry guidelines.
*This notice is for information only as the contract has been awarded* The scope of services will include (Schemes communal areas only): • Scheduled general cleaning of doors, flooring, stairs, handrails, wall surfaces, light covers, internal fixtures and fittings, internal communal doors and glazing, lifts, fire safety equipment, general surfaces etc, in accordance with an agreed Schedule of Rates, agreed frequency and where applicable. The services may also include: • Fire safety works to consist of the simple, visual inspections of communal areas to confirm that exits are not blocked, fire doors appear undamaged, fire action notices are in place, no rubbish or belongings are present that may cause a fire risk or obstruct exits, fire doors are shut, etc, in accordance with the agreed cleaning schedule and where applicable. Any such issues to be reported to the Supervisor for alerting the Client. • Ad hoc general cleaning of doors, flooring, stairs, offices, handrails, wall surfaces, light covers, internal fixtures and fittings, internal doors and glazing, lifts, fire safety equipment, general surfaces etc, due to urgent requirement and against an agreed Schedule of Rates. • Ad hoc specialist cleaning such as the deep cleaning of carpets, furniture and fittings, mechanical or manual hard floor scrubbing, in accordance with an agreed Schedule of Rates and where applicable. West Kent is seeking tenders from suitably experienced and qualified Contractors to carry out works to the lifts at Tennyson Lodge, which is categorised as a “higher risk building” (HRB) for the purposes of the applicable building safety legislation.
The proposal is to replace and modernise the two firefighting lifts to current standards including lift shaft structural assurance and fire stopping. The lift control panels will be replaced, and the door systems overhauled or replaced. The lifts will be re wired. One lift at the location must be kept in operation at all times for the duration of the works by the Contractor.
