Riverside wishes to place a contract for the works at Cotton Lane, Runcorn, WA7 5ND. The project comprises the refurbishment and renovation of thirty existing bungalow properties. The bungalows have internal courtyards with elements of curtain walling. The windows, doors and roofs are coming to the end of their serviceable lives and need to be replaced. A complication issue with the replacement is that the curtain walling extends into the roof space on numerous properties and therefore all elements of the replacement may need to be addressed collectively. Consideration could be made as to removing the curtain walling entirely and making good with brick and glazing construction. Two of the properties currently have a Section 11 Disrepair and as such are a priority to be completed first due to time sensitivity. The remainder of the properties can be scheduled for a later date, but it is considered preferable to tender for all the works simultaneously to maximise cost efficiency. The project comprises the construction of a new retaining wall along boundary of existing residential properties. As part of this project enabling works shall include demolition/removal of existing retaining wall which has failed in a number of locations and is not fit for purpose. Riverside Group (Riverside) wishes to appoint a framework contractors who will have the experience and capability to deliver a varying fire remedial, compartmentation and passive works across the whole of England as expressed within these tender documents. This will allow Riverside to meet its compliance responsibilities in accordance with fire safety. The specification outlines the requirement for all services required under the framework. The contractor shall have satisfied himself as to the nature of the requirement. No claims for additional payment will be allowed on the grounds of misunderstanding or misinterpretation due to lack of knowledge of the requirement as set out in the documents that comprise this agreement. There is no programme for these works as reactive/Ad-hoc. The framework will be divided into regional lots and also by workstream (High volume low value jobs and Low volume high value jobs) and we look to appoint up to 5 contractors per region.
