The Industrial Dwellings Society is seeking to procure a suitably qualified and experienced principal contractor to undertake a comprehensive major works programme at Stepney Green Court. The works are to be delivered under the JCT intermediate Building Contract with Contractor's Design and will include both refurbishment and replacement elements across the estate.
The contractor must as a minimum possess PAS2030 and relevant SIPP accreditation.
Scope of Works:
The project comprises, but is not limited to, the following key elements:
Full replacement of pitched and flat roof coverings (Redland and Langley systems)
Replacement of all windows and external doors, including timber sash and casement windows
Design and installation of new Automatic Opening Vents (AOVs) to communal stairwells
Design and installation of a new PAC 512-compliant door entry system
External fabric repairs including brickwork, concrete, and stone repairs
Redecoration of all previously painted external surfaces
Internal fire stopping and compartmentation works
Internal redecoration of communal areas with fire-rated coatings
Replacement of floor finishes to communal areas
Refurbishment works to the boiler house, laundry room, community hall, and bin stores
Removal of redundant cabling and re-routing of live services
Asbestos surveying and removal (as required).
Further description of the works is set out in the notice and tender documentation.
Provisional pricing is also required for two additional sites for which detailed specifications are not available. The provisional pricing is intended to assist the Client in budget forecasting and assess the Tenderer's approach to similar works under comparable conditions. The provisional prices submitted under this clause are non-binding and will not form part of the Contract Sum. Final pricing for these sites will be subject to a separate agreement once full specifications are issued.
The Industrial Dwellings Society (IDS) invites tenders from qualified lift contractors for the supply and installation of GSM-compatible autodiallers across 30 passenger lifts. The autodiallers must be open protocol and compliant with BSEN 81-80 standards. IDS may request additional installations during the contract term. The works are time-sensitive, and submissions must be made via the In-Tend Portal by the indicated deadline.

The key output requirements including but not limited to for the Asbestos Surveys are as follows:
• Suppliers must as a minimum be United Kingdom Accreditation Service (UKAS) accredited.
• Suppliers must as a minimum be accredited to International Standard ISO/IEC 17025 (Control of Asbestos Regulations 2012.)
• Suppliers will be expected to obtain and analyse samples of suspected asbestos-containing materials (ACM).
• Undertake management or refurbishment/demolition asbestos surveys on IDS's stock where necessary.
• Undertake re-inspection surveys where required.
• Provide support to IDS when dealing with Contractors during any asbestos removal works.
• Provide advice to IDS about any potentially high risk asbestos related products identified during the survey.
• Inform IDS of any changes within the industry which may affect IDS's asbestos management plans.
• Updating of IDS's Asbestos Register where required. We will ensure that the IT systems used by Supplier/s are compatible with IDS's systems.
• In order to meet the requirements of the 'duty to manage asbestos' under regulation 4 of the Control of Asbestos Regulations 2012, the asbestos surveyor must be able to:
- Provide evidence of suitable competence and training;
- Demonstrate independence and impartiality;
- Have effective management and quality systems in place;
- Carry out the work in accordance with recognised guidance which is HSG264 - Asbestos: The Survey Guide.

The scope includes design (where TG20 compliance is not applicable), erection, hire, inspection, adaptation, dismantling, and related protection measures for planned works, responsive repairs, emergency make-safe activity, and minor ad‑hoc roofing/gutter repairs delivered by the appointed contractor's operatives. Services must comply with TG20:21, BS EN 12811, and the Work at Height Regulations, and be delivered within occupied residential environments with robust resident protection, customer care, and performance reporting. The contract term is 2 years with an option to extend by 1 year subject to satisfactory performance and agreement.
