Rochdale Boroughwide Housing strongly advises our tenants to take out insurance to cover furniture, belongings or decorations against theft, fire, vandalism and burst pipes. RBH currently offers a scheme to all RBH tenants and lease holders which offers low premiums that are added to their rent account on a weekly basis. The scheme currently has two levels of premiums, one for those over 55 and one for all other tenants. Cover available ranges from £5,000 - £40,000. Optional covers are also available at an extra cost to insure personal belongings away from the home, hearing aids, motorised wheelchairs and also shed structures.

RBH currently has a Microsoft Enterprise Agreement in place for the provision of its licensing. RBH uses the E3 licenses with additions of the team's telephony and Microsoft Defender P2. We are looking at amalgamation of these licenses to move onto the E5 license model.

We are looking for small to medium sized local businesses to work in partnership with RBH, alongside our in-house repair teams, carrying out repairs as required following the production of a disrepair report and/or Scott schedule.
We strive to provide our tenants with the highest standard of repairs possible. On average, we carry out this type of work on around 120 properties each year. The level of work required to bring these properties up to the required high standard, will clearly vary, dependent upon the condition of the property and the items listed in the report.
The work will be allocated to the contractor on a property-by-property basis, and we will require the contractor to undertake the full scope of the work mentioned in the report and any associated works required, including plastering, plumbing, roofing, joinery, decorating and other potential elements. Gas and electrical works will be carried out by RBHs in house teams.
The successful contractors will need to provide a fully comprehensive scope of works, in line with the above, and the attached specifications and Schedule of Rates, and able to work to strict demanding time frames.

The RBH Neighbourhood Environmental Service is one of our most important functions as a landlord and we aim to deliver the service to a high standard that meets the needs of our customers. We employ a number of colleagues to undertake necessary works across our estates, these include, but are not limited to:
- Domestic Grounds Maintenance - to bungalows and Empty Homes gardens.
- Communal Grounds Maintenance - Including summer & winter works.
- Tree Inspections and overseeing of works.
- Caretaking Duties including graffiti removal, fly-tipping removal, cleaning of general needs blocks & emptying of bin chutes.
- Playground works including overseeing the inspection contract.
- Cleaning to Independent Living Schemes.

The service is undertaken from a centrally leased Depot which stores our vehicles and all required equipment.
As costs have increased over recent years and the demand for the service increases, we want to review the scope of the work undertaken by the team to ensure that the service is fit for future demands.

Rochdale Boroughwide Housing (RBH) is responsible for providing an emergency out of hours repair service to its customers, which is accessible, efficient, and effective.
Service to be Provided:
Call handling of repairs reported between the hours of 17.00 & 08.00 (Mon-Fri) & 24 hours (Sat - Sun) every week throughout the year including Bank Holidays & RBH closure days (Christmas Period approximately the 24th Dec 3pm to 8am on the first working day in the New Year PLUS 10 additional days to be agreed per year).
RBH is seeking to appoint external auditors for the RBH Group to audit the financial statements of Rochdale Boroughwide Housing Limited and its subsidiaries where they require an audit report.
In 2015 RBH decided to bring the ground maintenance service in-house from Rochdale Council. Since then RBH have been reviewing the service that we provide and how we provide it.
RBH renamed the service to Neighbourhood Environment Team and merged the grounds maintenance service and caretaking service into one service area. RBH currently maintain 1,000,000 m² of land and have circa 12,000 properties throughout the Borough of Rochdale. RBH owned land and communal areas are maintained and cleaned over a two-week rolling period.
As well as maintaining grassed areas and shrubs/bushes RBH are responsible for clearing all garage sites, pathways, play areas and drying areas and communal seating areas.
Having reliable gardening equipment and as little downtime as possible is crucial for RBH in keeping our promise to our tenants of a better place to live and work in Rochdale.
RBH owns, manages and operates the Seven Sisters social housing blocks of flats. RBH intends to conditionally dispose of the Seven Sisters to Legal and General Affordable Housing (LGAH).
Prior to the conditional disposal, LGAH will invest heavily in the redevelopment / refurbishment of the Seven Sisters, social housing blocks of flats.
In order for LGAH to protect its investment in the Seven Sisters social housing blocks of flats, RBH will appoint LGAH to project manage the delivery of refurbishment works via a Client Leadership Management Services Contract (CLMS contract).
Within this role LGAH will oversee and monitor the redevelopment/refurbishment of the Seven Sisters social housing flats.
The appointment of the project manager of the redevelopment /refurbishment works and of the contractor to carry out the refurbishment will be made pursuant to a fully compliant regulated procurement process.
