This tender covers the requirement to assist in carrying out works to L & Q's outstanding and future disrepair claims. There are currently approx. 600 + jobs currently outstanding plus the anticipation of instructing works at approximately 20-25 cases per month. This volume will fluctuate upwards and downwards, depending on the position of each individual case.

London & Quadrant Housing Trust ("L&Q") wishes to appoint a contractor to provide the planned investment and major works service to the properties we own and manage in this region. These properties are a mix of general needs, supported housing and leaseholder/shared ownership properties, many of which are contained within blocks of flats.
The works include those matters listed in the CPV codes above and also the scope set out in the draft Project Brief document attached to the draft ITT.

The following areas of work will be in scope for the Contract(s):
• Planned Maintenance & Decent Homes; external works (inc. roof & roofline renewals), internal works (new kitchens & bathrooms), electrical works, cyclical decorations, new windows & doors, major aids & adaptations, estate/environmental work & access equipment.
• Mechanical and Electrical: lift renewals, safety & security systems including door entry, communal heating & hot water systems, communal cold water service, electric rising & lateral mains.
• Building/Fire safety: cladding/external wall system renewals, fire risk assessment works including fire door set upgrades, timber decking renewal, sprinkler installations and fire alarms.
• Energy Efficiency retrofit works.
L&Q are legally required to allow telecoms providers access to their rooftops and land under the Electronic Communications Code 2017 (EEC).
This contract has been directly award to Cell:CM to manage this service on behalf of L&Q.
This is an award notice for the provision of an experienced Contractor to manage the removal and carting away of existing door sets, and the supply and installation of new FD30 FIRAS or equivalent certified store doorsets and associated materials as agreed in the specification to properties located within Trafford, Manchester, United Kingdom ("the Requirements").
FIRAS or equivalent accredited store door replacement works to communal areas, as identified/referenced in the 'Store Doors Replacement Programme Pricing' document provided. Works involve the replacement of existing store doors of different types with suitable fire rated doors in accordance with FIRAS requirements, including all associated making good to adjacent surface finishes. All works must be sufficiently labelled, recorded and certified by the contractor.
Due to time restraints, the requirement being a one off order. The decision was made to Direct Award after benchmarking, which would ensure that we achieved value for money. We would run the risk of the furniture not being delivered by end of January 2024. Impacting on the service delivery to residents.
