This project is to deliver the first tranche of Homesafe Emergency Lighting and rewiring programmes to the Landlords Communal parts to improve the means of escape to London Borough of Harrow's housing stock 'general blocks'. Security Compliance Homesafe-Emergency Lights-1 will complement the Security and Compliance Homesafe programmes, Homesafe-1, 2, and 3. The Emergency Lights-1 works will include landlord rewiring and Landlord supply upgrade works (excludes lateral mains) to ahead of and to enable the main programme works within blocks in-line with agreed Housing strategy.\\r\r \\r\r The result is improved block fire safety lowering the risk of electrical fires safety and improving safety in communal circulation areas for residents and visitors by providing emergency backup lighting in the event of power failure, reduced energy need with the installation of LED fittings and dim up dim low presence and daylight sensors to reduce energy further in periods of inactivity making for further energy savings.\\r\r \\r\r The addresses form a programme of works identified on the 3-year programme which has come from stock condition analysis of historic Northgate data and physical inspection validation surveys.\\r\r The scope of works aligns with current agreed strategy/specification to include emergency lighting with smart monitoring. The rewire and Installation programme is anticipated to take 18-weeks. This works programme will complement the Security and Compliance Homesafe programmes; 1, 2,and 3. This is a one-off single tender to be procured via the online London Tenders Portal and will invite competition to demonstrate value for money through the Open Market. The blocks on this programme have been surveyed and it has been ascertained that many blocks will required landlord electrics upgrades to accommodate the installation of Emergency lighting. To enable the Landlords, rewire and Emergency lighting installations the Landlords incoming supply upgrades will be carried out ahead of the main contract.\\r\r \\r\r The contract will be closely managed in-house with a strong Contract Administrator and Clerk of Works input holding regular site meetings and measuring against tendered KPIs. This contract will be measured by time on site, quality, and customer satisfaction, together with the number of defects, sustainability, and Social Value.\\r\r
