Gentoo Group are seeking a Supplier to provide office furniture to a small number of its offices located within Sunderland, Tyne and Wear.
The offices requiring furniture are:
- The Connextions Building at the Galleries, Washington, NE38 7RT;
- The Bunny Hill Centre, Sunderland, SR5 4BW; and
- Akeler House, Sunderland, SR3 3XR.
The above locations are subject to alteration and Gentoo reserve the right to alter the scope and quantity of furniture to be provided. However, all delivery locations will be confined to the Sunderland area.
This procurement is a one-off requirement, and not designed to be a longer term agreement.
All furniture is specified within the Tender documents - and the successful Supplier will be required to liaise, coordinate and arrange for delivery of the furniture specified to the required locations. There are various manufacturers the Tenderer will be required to seek prices from. Alternatives may be accepted and further details can be found within the Tender Pack.
All furniture specified is to be delivered between mid-July and the end of September. Further indicative details are provided within the Tender Pack.

Automatic Door - Servicing, Remedial Works, and Responsive Repairs
Gentoo Group wishes to appoint 2 contractors on a Ranked Framework to undertake these works. Gentoo Group intends to appoint the successful contractor as number one ranked bidder on the framework, with the second placed bidder ranked second on the Framework and held in reserve.
Gentoo Group requires the Contractor to provide a 24-hour emergency breakdown cover scheme which must include:
• Unlimited emergency call outs
• Agreed guaranteed response time
• 365 days a year
• 24-hour cover
The contract is expected to commence in September 2025 for a period of 36-months with a further 2 x 12-month options to extend.
The total estimated value of the Contract is £400,000 over the period of the Contract (estimated value plus contingency). The value of the Contract is subject to change based on our requirements.
As part of their commitment to maintain their housing stock, Gentoo Group currently has a roofing Framework in place in which a Principal Provider is responsible for re-roofing Gentoo properties in various locations throughout Sunderland, Houghton, Hetton and Washington - Tyne & Wear.
Many of the Gentoo properties which are receiving new roofs adjoin owner occupied properties which do not fall under the ownership of Gentoo.
Therefore, so that Gentoo may comply with the Party Wall Act of 1996, it is a requirement that any affected adjoining properties are made aware of the works in accordance with set timescales and given the opportunity to consent to the works or alternatively, to dissent and appoint an independent Party Wall Surveyor to inspect the works in accordance with this Act.
Under the Act, the responsibility for appointment of the Surveyor rests with the Party who wishes to have the work carried out (I.E. - Gentoo Group Ltd).
Subsequently, the purpose of this Tender is to procure a Surveying Consultancy to provide these services to Gentoo.
It will be the intention of Gentoo to appoint three Providers to this Framework for a period of four years.
The first ranked Tenderer will initially be awarded all works available. In the event they fail or are unable to meet the service level agreements stated within this document, Gentoo will seek to appoint the second ranked Tenderer to deliver the works. This process will then move to the third placed Tenderer in the event second place is also unable to deliver or meet the requirements of the service level agreements.
Gentoo Group has a rigorous Quality Assurance and Quality Control (QAQC) regime to ensure all works being carried out by either its own Operatives or via a third-party Contractor are completed diligently and in accordance with all legal requirements. The Group currently employs a Technical Assurance Team who are responsible for delivering QAQC inspections to these programmes, however, due to growing demand and the requirement to gain independent, external advice and validation, the purpose of this Procurement is to engage an independent QAQC assessor to provide these services.
Gentoo currently has twenty-five high rise blocks within its stock across Sunderland. The Provider will be required to attend the buildings and to carry out a visual inspection of the roof coverings and any other element which does not form the fabric of the building. On completion of the survey, a full, detailed schedule will be required to be completed by the Provider. This schedule will identify all works required to that block with a priority/risk weighting applied. Gentoo will also require a new elevation drawing to be supplied which will be marked up with all of the repairs required. The surveys are to be carried out to each block on a biennial basis (once every two years). This Contract is due to commence in August 2025 and run for approximately four-years, concluding in August 2029. Subsequently, it will be the responsibility of the Provider to survey and conduct repair works to all buildings included within the Pricing Schedule.
Framework to cover a number of minor works disciplines to assist Gentoo Group on both planned and reactive requirements. This Framework will be split into the following Lots.

Lot 4 – Gentoo Property Works
Lot 5 – Roofing Repairs
Lot 6 – Windows & Doors
Lot 7 – Fencing
Lot 8 – Floor Coverings
Lot 9 – Grounds Maintenance
Lot 10 – Metal Works
Lot 11 – Scaffolding
Lot 12 - Demolitions
Lot 13 - Loft Insulation
This procurement is intended to appoint a number of specialist asbestos Consultancies and Contractors to a Framework to assist Gentoo in maintaining control, improving management, and removing any ACM’s required.
This Tender has been broken into two Lots. The Lots are broken up as follows:
• Lot 1 – Asbestos Management Services; and
• Lot 2 – Asbestos Removal Services.
Remedial works to The Esplanade. The works include but are not limited to, External Works, Roofing, Rainwater Goods, Communal Area, Windows and Doors plus a number of additional items.
Gentoo are looking to create a Framework of Groundwork Contractors to carry out the supply and installation of earthworks, roads and sewers, plotworks, retaining walls, external works, service connections and all associated works. The initial works relates to 95nr plots however it is envisaged that a number of schemes requiring groundworks will be procured via this arrangement over the duration of the Framework.
