The purpose of this contract is to find a supplier to install, upgrade and provide routine service and maintenance of all fire alarms, fire detection and associated systems (including but not limited to VESDA, refuge points, smoke vents, sprinkler system and fire suppression system) across three sites. Supplier must be an accredited GENT service installer/provider.

This Invitation to Tender invites proposals for a supplier or suppliers to remove a number of photographic and book collections from The Courtauld Institute of Art, Somerset House, Strand, London WC2R 0RN and store these for a period of 3-5 years.
Following the successful completion of capital works as part of Courtauld Connects Phase I in 2021, The Courtauld is preparing for the second phase of works (Phase II), which are anticipated to begin in 2026. In order to prepare for this, The Courtauld's photographic collections, and some book collections need to be removed from Somerset House and sent to off-site storage. Working to the current timescales, the collections need to be removed from Somerset House in 2025 and stored off-site for a period of 3-5 years. Some of the photographic collections, and book collections will then be returned to the new library within The Courtauld at Somerset House, although others, including photographic collections which have been digitised, will remain in storage for an indefinite period.

The Courtauld is planning to redevelop the East Wing of its current campus linking it to additional buildings at 152 - 158 The Strand.
Accordingly the Courtauld intends to seek competitive proposals for a Construction Manager to amongst other services provide:
Pre-construction advice and methodology
Procure on behalf of the employer Trade Contractors to undertake the works. Trades likely to include:
Demolition including forming complex openings and Façade retention
Substructure works
Steel frame
Concrete works
Carpentry
Traditional roofing
Balustrading
Fine decorations
Mechanical & Electrical Services
Lift installations
Security systems
Cranage
Scaffold
Management of works by Trade Contractors including rectification of defects
Financial management to ensure project delivered within budget.
The client is procuring a soft strip package separately and it is intended this will commence in April 2025.
CM will commence services at approximately same time with intention of commencing hard demolition from August 2026. Completion of Construction 2028.
Anticipated value of works excluding services provided by CM approximately £42m exc VAT
Applicants need to be able to demonstrate experience of proposed staff working within Grade I and II* partially occupied premises in a busy city centre site.
