The Contracting Authorities wish to jointly appoint a Contractor to undertake the periodic inspection, testing, servicing, maintenance and repair of their Active Fire Safety Installations including the undertaking of 24/7 responsive call-outs and repairs to breakdowns during and outside of normal working hours, provision and installation of replacement components of fire prevention/detection alarm and emergency lighting installations, dry risers. Automatic opening and smoke vents, fire fighting equipment, and disabled refuge intercom systems to common parts and within dwellings of social housing blocks, schemes , commercial properties and offices managed by the 3 Contracting Authorities (Arbour Housing, NB Housing and Ark Housing) The service will be required throughout the whole of Northern Ireland, One Contractor will be appointed to undertake the service by means of separate contracts with each of the 3 Contracting Authorities.

Description of the Framework This Framework will be to undertake works on Ark Housing Association (AHA) and Ark Services Limited (ASL) properties. It will be one contract but both AHA and ASL works will be separately invoiced. The Framework is a 3 Geographical Lots, with 11 multi-lotted trade lots specific to service the Associations Reactive Repairs & Maintenance and Voids to tenants and owners and may include Cyclical maintenance services, Medical Adaptations and adhoc Capital works. The Framework will be for a period of 4 years; it will initially run for 24 months and then will have the option to extend for a further 2 single 12-month periods at The Association’s individual discretion.

Provision of an integrated Payroll and Human Resources Management System with an inhouse payroll team and provision to link to the organisation’s scheduling system.

The services and works to be undertaken (hereinafter referred to as the Works) comprises the provision of a maintenance framework contract running concurrently with multiple providers for: grass cutting in communal areas, gardens and backcourts; shrub pruning; litter/ leaf collection; sharps removal; weed control; hedge cutting; sweeping & cleaning hard standings/ parking bays; cleaning external bin stores; and wheelie bin collection management; to access and external common areas. Also common close stair & window cleaning (refer property list at schedule 3); one off/ ad-hoc domestic bulk item clearance, uplift/ disposal and clearing void properties. All as indicated within the red boundaries and/ or highlighted in the ‘key to maintenance works’ at Schedule 1, which is the contract area. Duties include: Reporting in/out at the Employer’s offices at the start and end of each working day; initial clean up and maintenance plan; regular weekly inspection throughout year: report on condition of shrubs, trees, play areas etc, recommendations for maintenance and improvement; quarterly review of contractor performance.

The successful Candidate will be responsible for the services to be undertaken comprising the provision of Financial Services for the Employer as detailed in the Description of Services & Requirements (refer Schedule 2) in the Tender Document.

This will include the supply of land, design and construction of homes to meet statutory requirements, DfC Housing Association Guide and regulatory requirements and Ark Housing Association design standards and performance specifications. The competition seeks a minimum of 10 properties up to a maximum of 30.

The Contract is for the provision of general insurance and related services, including claims handling, loss control services and general programme maintenance and advice as required by Elderpark Housing Association commencing 1st April 2026. A full Summary of Current Cover will be provided with the Invitation to Tender to selected bidders. Bids are invited from suitably qualified insurance brokers and direct providers for the entire scope of services. The procurement will follow the two-stage Restricted Procedure with a pre-qualifying stage based on completed SPDs and bidders will be selected on the basis of their capability, capacity and experience to perform the contract.

The successful Candidate(s) will be selected to join any of 17 framework Lots as one of the Providers responsible for reactive & planned maintenance works and services throughout the Associations’ 877 occupied (tenanted and factored) flats/ houses/ closes at Various Addresses, Dalmuir, Clydebank G81.

This will include the supply of land, design and construction of homes to meet statutory requirements, DfC Housing Association Guide and regulatory requirements and Ark Housing Association design standards and performance specifications. The competition seeks a minimum of 10 properties up to a maximum of 30.

The Contract will principally comprise litter picking, grass cutting, shrub bed, hedging and leaf collection landscape maintenance services to existing properties and common landscaped areas throughout Ferguslie Park, Paisley to the areas detailed within the Landscape Architects tender drawings. The Contract will also include an annual tree survey, tree maintenance services, tree and stump removal works, and repairs to existing damaged grass and other landscaped areas. Ferguslie Park Housing Association are undertaking the procurement for the Contract in accordance with Regulation 21 (Reserved Contacts) and Regulation 28 (Open Procedure) of The Public Contracts (Scotland) Regulations 2015. Participation in the procurement and the award of the Contract is reserved to a supported business. A ‘Supported Business’ means an economic operator whose main aim is the social and professional integration of disabled or disadvantaged persons and where at least 30% of the employees of the economic operator are disabled or disadvantaged persons.

The successful Candidate(s) will be selected to join existing/ new framework Lots as one of the contractors or consultants responsible for reactive (& related planned/ cyclical) maintenance to approximately 607 tenanted or factored properties, the Association’s offices and all associated roofs/ common/ backcourt/ garden areas at Various Addresses, Easterhouse, Glasgow G34.
