The project comprises the design, construction and completion of 41 new homes of mixed tenure. The works include all site preparation, surveys, services, roadways, drainage, off site works, hard and soft landscaping and all associated works.
Project: The refurbishment of the roofline including the fascia’s . soffits, guttering and downpipes and to
include the stripping and safely storing for reuse the courses of tiles required to replace the 1st row of
felt and batten including rafter roll and eaves support trays. Supply and install 300mm of insulation to
the roof space above the communal stairwell.
• NB: All roofing work to be carried out by an NFRC accredited contractor
• As part of contractor pre-survey, contractor should identity any soffit and live extractor fan vents
which will need to be disconnected and reconnected during works
• All flats must be checked to see if there are any live gas appliances, wood burning/multi fuel
stoves or open fires still in use prior to the removal of any chimney stacks. Evidence shall be
provided to the Aster Surveyor who will be able to authorise this phase of work if necessary.
Isolation of flues (priced separately) in line with gas protocols, removals (priced separately) to
be discussed and review with client.
• Aster Surveyor to advise with any blocking up and venting work as the scope of work will need
to be agreed with the leaseholder/s or resident/s in advance.
• Erect tubular steel scaffolding with required lifts to such elevations, including suitable access for
removing the shared chimney and dismantle on completion. All scaffolding to be measured
against the face of the building and to include the lift heights for a specific work type and trade.

• Remove existing tiles and safely store for reuse, remove battens, felt from the eaves course and
safely lower to ground level and remove from site.
• Allow for clearing all debris from the eaves and, then insulate using a 50-75mm thick PIR
insulation board with a foil backing ensuring that an adequate air gap's left for ventilation.
• Supply and fix new Permavent Apex breathable membrane to the cleared area area and fix new
38 x 25 mm tanalised timber battens to rafters. Reinstate the stored tiles.
• Supply and fix eaves support trays G1281 by Manthorpe, including rafter roll fitted as per
manufacturer’s instructions. To all roofs in contract.
• Allow for supplying and fitting new deep flow guttering including downpipes, connections and
associated fixtures & fittings to flat block.
• Allow for supplying and fitting uPVCu fascia's, soffits.
• Test guttering for leaks and adequate falls. Deliver free of dirt or imperfections. All waste
material and debris will be removed from site.
• Supply and lay 300mm of mineral wool insulation to the roof space above the communal
stairwell
• The contractor is to leave the properties and surrounding areas etc clean and clear to original
condition. Wash down windows, doors, and existing/new PVCu Fascia's/soffits on completion to
remove dirt & debris caused by roofing works.

Aster Group maintains approx. 37,000 homes and has a legal duty under building safety legislation to ensure fire safety in the common parts of multi-occupied residential buildings. This includes maintaining suitable and sufficient fire risk assessments and implementing remedial actions promptly.
The requirement was for FRA remediation works to be carried out by an approved contractor at Meadow Court, Verwood. Specifically, the works were the rectification of a firewall/curtain.
Aster Group have undertaken an RFQ to appoint a contractor to complete works identified in FRA.
The works are the removal of all combustible materials from communal bin store and build new fire proof bin store as per specification provided by Aster Group.

NB: All roofing work to be carried out by an NFRC accredited contractor & must be able to self-certify via the competent roofing scheme.

Allow for clearing all debris from the eaves and behind the skeiling/sloping ceiling detail, then insulate using a 50-75mm thick PIR insulation board with a foil backing ensuring that an adequate air gap's left for ventilation.
Allow for the supply and install new structural timber to rafters and ridge sections including noggins to fill in any collapsed verge ladder or rotten rafter (Provisional sum included in pricing document but only to be spent with the agreement of Aster surveyor)
The contractor must allow for accessing the loft spaces in top floor flats to see if the gable ends have been strapped to provide lateral stability.
Allow for supplying and installing Simpson Strong-Tie retrofit restraint straps. (To be installed as per the manufacturers instructions).
Supply and fix new Permavent Apex breathable membrane to the entire roof area and fix new 38 x 25 mm treated and Bs coded timber battens to rafters. Supply and install new Redland Duoplain Concrete Interlocking roof tiles including new dry fixed Redland Universal Angle Ridge. Colour to match existing, to be agreed with the contract surveyor prior to ordering. All materials to be installed as per manufacturer’s instructions.
Supply and fix eaves support trays G1281 by Manthorpe, including rafter roll fitted as per manufacturer’s instructions. To all roofs in contract.
Check the condition of the existing aluminium Ogee guttering and if serviceable clean and check the existing fixtures and fittings are secure and that it doesn’t leak. (The RWGs can remain insitu if found to be in good working order).
Allow for supplying and fitting new deep flow guttering including downpipes, connections and associated fixtures & fittings to flat block.

Procurement for works for main hipped roof refurbishment to flat block owned and maintained by Aster Group and Private Leaseholders with the following address - 63 to 69 Tollgate Road, Andover, SP10 3RF.
The project is comprised of the following responsibilities:
Pre-Works
Identify vents/fans needing disconnection.
Check for live gas or solid fuel appliances before chimney removal; get Aster Surveyor approval.
Agree flue isolation, venting, and blocking up with residents and Aster Surveyor.
Scaffolding
Erect tubular steel scaffold with access for chimney removal. Measure to building face and include lift heights.
TV & Satellite
Relocate and reinstate 2 satellite dishes and 4 aerials. Test signals. Live aerials to be moved to loft post-removal.
Chimney Removal
Remove pots, flaunching, and chimney to below roof level. Cap and vent flues. Clear all waste.
Structural Works
Install new rafters, ridge timbers, and noggins to fill chimney void.
Roof Strip & Insulation
Remove tiles, battens, felt. Clear debris and install 50–75mm PIR insulation with ventilation gap.
Roof Rebuild
Fit breathable membrane, battens, and new tiles (Redland/Marley). Match colour to existing. Install dry ridge/hip tiles.
Eaves & Guttering
Fit eaves trays and rafter roll. Clean and retain existing gutters if serviceable; replace if not. Clean fascias/soffits if in good condition.
Completion
Test gutters for leaks and falls. Clean all windows, doors, fascias, and leave site tidy.
The requirement is for the racking, conversion and livery of LCV for Aster Group's newly acquired fleet. This is a Direct Award via the TPPL Framework (TPPLHCCOP03)
Project: The refurbishment of the main roof
NB: All roofing work to be carried out by an NFRC and Garland accredited contractor & must be able to self-certify via the competent roofing scheme or Principal contractor to arrange and pay for a Building Control inspection.
As part of contractor pre-survey, contractor should identity and protect any soil vent pipes and internals gutters. It is the contractors responsibility to identify any dilapidations of the block façade and the surrounding area (e.g broken curbs, bollards and existing cut up grass)
Erect tubular steel scaffolding with required lifts to such elevations, including suitable access for the fascia work. Contractor to risk assess material up, waste down to/from work area, including operatives. All scaffolding to be measured against the face of the building and to include the lift heights for a specific work type and trade.
Remove existing roof covering and safely lower to ground level and remove from site. Contractor to ensure the internal gutters are protected when removing roof covering.
Install new roof (and associated works) as per Garland technical specification document dated 25/09/25
Material and debris will be removed from site
The contractor is to leave the properties and surrounding areas etc clean and clear to original condition. Wash down windows, doors, and existing/new PVCu Fascia's/soffits on completion to remove dirt & debris caused by roofing works.
On completion contractor to arrange CCTV of internal gutters from 1st manhole to establish that they are clear of debris before and after roof works.

Refurbish the existing failed front, side/patio & rear concrete footpaths.
Build new rear garden retaining walls and install new drainage and soak-aways.

The requirement is for replacement flooring to be fitted in properties comprising of the below addresses, 98-191 Victoria Road, Devizes, Wiltshire, SN10 1EZ.
This is a requirement for the provision of an out of hours telephone service for Aster Group Ltd. The function of the Aster Contact Centre and service hubs is to handle customer information regarding property repairs and distribute the work to the appropriate in-house trade operative and/or external contractors, within working hours which is Monday - Friday 08:00 - 17:00. Therefore, outside these working hours, including bank holidays, technical downtime, team meetings and collaborative calls, customers wishing to contact Aster regarding emergencies will be routed to the out of hours provider.
